Residential Property – Full Building Surveys

The “Full Building Survey” is the RICS’s premium product and goes wider and deeper than any other type of survey. Our full building surveys are tailor made to suit your exact requirements and include solutions and costs to resolve all defects. We regularly provide Full Building Surveys for clients who wish to purchase not only large houses, but also purpose built flats or a flat in a period conversion property.

We always offer clients an example report that is similar to your property purchase so that you can see what you’ll be getting for your money. This is a sure measure of whether it’s what you need and it’s a very clear demonstration of the lengths that we go to, to be thorough and not leave any stone unturned.

We will always phone you during the survey and after the report is issued to discuss the findings in detail. We always recommend our clients meet us on site after the survey for a comprehensive de-brief of our findings.

We always promise to answer as many questions as you have until you are happy to make a decision on the purchase. We are usually on site within 3 days of an instruction and will issue the full report within 5 working days.


Lighthouse undertake defects inspections in order to provide specialist building pathology (and CPR compliant) reports or act as expert witnesses for matters such as structural cracking, water ingress / dampness, subsidence and insurance claims etc. Where necessary we can deploy the latest survey equipment from damp meters, to endoscopic probes to specialist access equipment such as cherry pickers. We also provide specialist project recovery services for projects in distress.

Our party wall experience ranges from large and complex (£40M) commercial and residential construction projects (supporting developers) to smaller domestic clients undertaking extensions and loft conversions.

If you are a developer (or Building Owner) about to embark on a building project we can provide all the necessary party wall expertise you will need so that your project can be undertaken as efficiently and as cost effectively as possible. Our Building Owner party wall services tend to be for more complex projects.

If you have received a party wall notice or are concerned about building work that may affect your property then we can also assist. We frequently act for Adjoining Owners to ensure the Party Wall process is followed by their neighbours.

The Party Wall etc. Act 1996 is a complex piece of legislation with set procedures in place for not only ensuring damage to property is prevented, but setting out how disputes between neighbours are resolved. As experienced Chartered Surveyors, and Project Managers, Lighthouse Surveyors are well placed to professionally interpret and deliver the requirements of the Act in the best interests of a Building or Adjoining Owner.
