200 Oxford Street is a flagship retail, office and residential premises situated a stone’s throw from Oxford Circus. Lighthouse were initially instructed to produce a planned preventative maintenance (PPM) report on the entire property for the next 10 years.

Our report became the basis for the Client’s programme of repair works, and we have since been commissioned to design and contract administer several repair and maintenance projects on the external fabric and internal plant room areas.

THE CODA CENTRE, FULHAM, LONDON

Lighthouse were instructed to provide party wall advice, on behalf of several Coda Centre tenants, in relation to an adjacent, large scale development project.

Our duties were to respond to the Party Wall Notices, record schedules of condition of the Coda Centre premises and agree Party Wall Awards with the Developer’s Party Wall Surveyor.

Lighthouse received instructions to produce and serve a Terminal Schedule of Dilapidations upon an outgoing office tenant, on behalf of the Landlord.

We then received further instructions to represent the Landlord in negotiating a cash settlement with the outgoing tenant, and also produce a photographic schedule of condition of the office space for a new Tenant lease agreement.

EAST STREET, THE LANES, BRIGHTON

We received instructions to undertake a pre-acquisition survey of a prominent, listed building in the heart of the Brighton Lanes shopping area.

The circa 25,000 sqft property comprises five retail units on the ground and basement floors, with a combination of office and residential uses to the upper floors. The upper floors and external areas were in a dilapidated state of repair and accordingly our report included costs for necessary repair and maintenance works.
